Piazza Alta looks amazing when you tour it, but the reality is completely different once you move in. Management treats you extremely poorly and disappears as soon as the lease is signed. They ignore emails, phone calls, and any attempt to get help, all while collecting rent every month. Everything they promised during the tour (from free parking to working amenities) falls apart immediately. The “free parking” they guarantee never happens, and when you ask about it, they come up with excuses or... change their story entirely.
The amenities are one of the biggest letdowns. The Cove jacuzzi has been broken for months, both steam rooms in the men’s and women’s spa haven’t produced steam in over half a year, and the gym’s high-end machines aren’t even logged in or usable. The pools are another disaster, there’s often a greasy film floating on the water, making it disgusting to swim in. I’m not sure they’re ever cleaned properly.
The environment at the pool feels unsafe at times. It’s not unusual to see drunk people harassing others with no intervention from staff. The person at the front desk who checks bracelets is extremely rude, which just adds to the unwelcoming atmosphere.
Other residents online share the same frustrations—long delays in fixing broken amenities, no follow-up from management, and an overall sense that the staff only care about bringing in new tenants, not maintaining the place for the people who already live here. Shared spaces often become overcrowded, yet strict guest restrictions do nothing to improve safety or cleanliness.
Piazza Alta sells itself as a luxury community with world-class amenities, but in reality, it’s a poorly managed, neglected property where tenant concerns are ignored. If you’re thinking about living here, be prepared for broken promises, unresponsive management, and amenities that exist only in the brochure.

I actually hate living here - it feels like a dorm (you can hear conversations between your neighbor) and it is extremely poorly constructed. Also, the management is terrible and will completely ignore any requests you have. If something is broken be prepared to have it stay that for the rest of your time there.

I've been a resident at the Piazza Alta for 2 years since the building opened and honestly I've had an amazing experience. In my opinion, the Alta property is truly the most beautiful property in Philadelphia. You get all of the pros of living in the city (great location, super walkable, restaurants near by, community, etc), without any of the cons (there is a parking garage, amazing fitness center, huge pool, etc). It is a higher price point but I truly feel like they deliver on quality, and... it's worth every penny. You will not regret moving here!

Condescending management: Without prior contact, they sent me a notice that said, 'We are going to tour your apartment TOMORROW', regardless of whether you are at home or have a meeting. I went to the leasing office with confusion, and the response was, 'Ask the management if you have any issues,' even though the email came from the leasing office. After gaslighting you by repeating one sentence, when you raise your volume, they claim you are the rude one. Yes, I was very upset, these... individuals seem to believe that you won't push back or speak up. I've never encountered this situation in a complex with a dedicated model unit for tours. I was willing to work things out if they show at least one nice gesture of courtesy. On the contrary, they treat my privacy and comfort as if they mean nothing, quoting the lease as giving them every right to enter your apartment as long as they give you 24-hour notice (and they seem to really want to act this way). This is unprofessional, rude, and disrespectful.

This property is beautiful but the walls are super thin. They have quiet times but do nothing to enforce it. The floors shake and you feel your neighbors movements.
