Lofts 640 is home. After bouncing around for a few years, I feel like I’ve found a place where I can be for the foreseeable future. The building is safe, comfortable, has great amenities, and is in a phenomenal neighborhood with lots of great food options.

Great community with friendly people. Building is well-maintained and quiet, but in such a convenient location. I love that it's also pet friendly and everyone's pets have been so well-behaved. Happy it feels more homey and not stuffy like some other company-managed buildings.

The only redeeming quality is the location and amount of space you get for the price, but there are multiple other issues-
-maintenance team is unknowledgeable/unprofessional- I was without AC for several months last summer during extreme heat warnings, and they “forgot” about my unit and did not have it fixed in a reasonable amount of time, and management did not help facilitate any assistance, despite being unlivable conditions
-The large drafty and outdated windows make it hard to control... the temperature in the units, overworking the hvac system, which is undersized for the rooms, several residents have them break each year ; it also makes for expensive utility bills (I even set the temp high in summer to 76)
-Several bikes have been stolen from the property, which management has done nothing about, and also doesn’t have any footage from their multiple security cameras
- They immediately hired new front desk staff after new management took over, who is a different person every day that doesn’t know what they are doing, and are never at the desk to let deliveries or other pedestrians inside, leading to backups down the street
-Poor communication- often receive retroactive updates, and did not have any notice that construction would be directly outside of my window intermittently for several weeks- I had to email to ask for an estimated completion, and was told it’s “not feasible to stop construction for every unit to let them know they will be by and how long” - all I wanted was a general warning or update, and they still never updated the community- other complexes typically communicate things like construction in front of windows or intermittent road closures.
Overall, only rent for the location and price, but look elsewhere for comfort and less frustration. Greystar can spend money on building new properties, but can’t manage the ones they already have

I love living here! It’s close to everything I need; grocery store, restaurants and the subway. The most important thing is that it is safe, quiet and I always have a place to park. Having an in-unit washer and dryer and dishwasher is also a big plus for me. I plan to stay here as long as I need to rent an apartment in Philly.
